Draft
Only the listing organisation sees it.
The working model
Listing agents and buyer agents can find relevant opportunities while the seller controls exposure and both sides decide whether to connect.
Last updated:
Listing agents record properties they are authorised to represent. Buyer agents record anonymous requests, with location, price and property needs, plus dated claims about preparation.
A listing agent can search buyer demand even before adding a property. A buyer request expires after 30 days unless its agent reconfirms it.
Only the listing organisation sees it.
Only signed-in, verified professionals see it.
Appears only for specific matching searches; readiness or network restrictions can narrow it further.
Available to everyone and to machine clients.
Every wider step requires a recorded seller instruction. A listing never made public stays absent from public routes.
Search explains the relevant location, price, type and readiness signals. A document-complete filter can narrow results, while claims retain their source and date.
A connection starts only when both agents agree. Contact details then appear to the two sides; transaction milestones can be reported and corrected on a status rail.
The seller and the listing agent decide. A listing can stay a draft, be shared only with verified professionals (off-market), appear only for specific matching searches (semi-open), or be published for everyone (open). Only open listings appear on public pages and to AI assistants without a login.
No. Buyer requests are anonymous and carry a reference, not a name. Speaking Bricks records that a check was reported, by which professional role and when; the report itself stays with the professional who holds it.
When a listing fits a buyer request, either agent can ask to connect. Only after both accept does each see the other's work contact. Negotiation and contracts continue in the agencies' own systems.
Yes, but only open listings. An assistant can read each listing page and its Markdown or JSON version, search through the public MCP server or the public API, and see who reported each check and when. Private and off-market listings are never exposed, and unknown checks stay unknown.
When an authorised professional reports the CPCV, the listing is paused and shown as reserved. Only the listing agent can return it to the market, and a reported deed withdraws it permanently.
The database tools, closed-market access and market information are free for participating professionals. Optional technical due diligence is a paid service and never affects how listings rank.
