Listing agents and buyer agents can find relevant opportunities while the seller controls exposure and both sides decide whether to connect.

## Search both sides of the market.

Listing agents record properties they are authorised to represent. Buyer agents record anonymous requests, with location, price and property needs, plus dated claims about preparation.

A listing agent can search buyer demand even before adding a property. A buyer request expires after 30 days unless its agent reconfirms it.

## Three choices for sharing a listing.

The seller’s recorded instruction controls exposure. An agent cannot make a listing more public just by changing a label.

- Public · Open:

Anyone can read an authorised public record, including search engines and AI assistants.

The page, Markdown, JSON, public feed and public search use the same publication rules. Permission to crawl does not guarantee indexing or an AI recommendation.

- Conditional · Semi-open:

Only an authenticated, eligible professional with a valid represented buyer request can discover a matching record.

The server checks the buyer context and the seller’s criteria. These listings do not appear in public search, feeds, sitemaps or anonymous AI tools.

- Exclusive · Off-market:

Authorised human professionals use the protected workbench under the seller’s instructions.

These records are excluded from LLM-facing search, AI tools and public publishing.

Draft is preparation, not an exposure tier. Only the listing agency can see it; it is excluded from public and AI access.

## A match is an explanation, not an introduction.

Search explains the relevant location, price, type and readiness signals. A document-complete filter can narrow results, while claims retain their source and date.

A connection starts only when both agents agree. Contact details then appear to the two sides; transaction milestones can be reported and corrected on a status rail.

## Questions agents ask

### Who can see a listing on Speaking Bricks?

The seller and the listing agent decide. Draft is preparation inside the listing agency. Public listings are open to everyone; conditional listings require an authenticated, eligible professional and a valid represented buyer request. Exclusive off-market listings remain in the protected human professional network and outside AI tools.

### Does Speaking Bricks see my client's name or documents?

No. Buyer requests are anonymous and carry a reference, not a name. Speaking Bricks records that a check was reported, by which professional role and when; the report itself stays with the professional who holds it.

### How do two agents get connected?

When a listing fits a buyer request, either agent can ask to connect. Only after both accept does each see the other's work contact. Negotiation and contracts continue in the agencies' own systems.

### Can ChatGPT, Claude and other AI assistants read the listings?

Without a login, an assistant can read and search only authorised open listings through pages, Markdown, JSON, public MCP or the public API. Conditional search requires a scoped professional session and server-validated buyer context. Exclusive off-market records never enter AI tools. Checks retain their reporting role and date; unknowns stay unknown.

### What happens after a CPCV is signed?

When an authorised professional reports the CPCV, the listing is paused and shown as reserved. Only the listing agent can return it to the market, and a reported deed withdraws it permanently.

### Is Speaking Bricks free for agencies?

The database tools, closed-market access and market information are free for participating professionals. Optional technical due diligence is a paid service and never affects how listings rank.
